Vendor being slow

Offer on flat near end of August, mortgage accepted within couple of days. Survey was meant to be start of September, but delayed for 1 week due to owner being away on business.

Survey happened last week, straight to offer next day (Friday). Got all paperwork over the weekend from Santander (kudos to them for being so fast)

Vendor still hasnt sent any forms back to his solicitor yet, he has been chased twice by them, and the estate agent as well.

Bit annoyed as he wanted a fast sell! Yet he is holding everything up...neither side has a chain.

Anything else I can do to speed it up?

    Set dates you want to exchange and complete by. Point out if you don't exchange by set date your offer reduces £1000 a week.

    It might be cos they're being repo'd. Have seen "fast sell" turn into repo several times.
  • Don't think it is a repo, the vendor is quite well off apparently and owns many properties across London.

    I'm going on holiday on Thursday, so asked the EA to find out why he is being slow, and he will tell me by tomorrow. If I don't get anything, I will just send a letter tomorrow as you recommend to have it done by X or offer will decrease.

    Just annoyed as I have kept my promise to get everything done fast.
