tbs624---many thanks for that. Most things seem ok (its not his bed with the broken leg!), and he did go to a letting agency thro the university. They said that this is a "new" to them LL,, so no ratings as yet, but the kids have said that they will tell them about the house. Deposit protected and they already have a detector. Most things they can sort out with no parental input, but not something life threatening.
The 4 of them have looked at the uni site for renting and went there before they took the house, but this is thier first time and they are bound to make mistakes, but as artful has said, thats a big part of the learning process. I think this is a good reason for going away to university, having to do these things for themselves and "mum have you any idea how much water costs!" as if ours is free!
It will be a shame if more kids dont go away for a few years, because there they can make these mistakes, and learn a lot in a friendly environment.LBM-2003ish

All children are ashamed of thier parents--its some sort of unwritten rule. Its funny really, I am sure I have embarresed my children heaps of times. I would not let my 13 year old daughter wear 5 inch heels to school, even tho all her friends did it (not) and I do dance at weddings and then(oh the shame) I had another child when my first lot considered themselves all grown up.
The thing that the kids seem to forget is that I am not thier best friend, they already have those. I dont really mind (most of the time) if they think I am an embarresment. I am their parent. Like yourself, I am far from perfect but for me, one of the most important jobs for a parent is keeping them alive.
so yes, demanding that the gas cert is legal and up to date is one of the things I would be forceful over. Bed legs they can sort out for themselves.LBM-2003ish

And yes, you did touch a nerve, mainly because I want my ds to reach a happy and healthy old age, and not be blown sky high by a greedy LL who sees students as uniformed and easy money. Not a bit like yourself, I know.
He should be OK, bear in mind the majority of students come from homes which don't have gas & elec checks, don't have carbon monoxide detectors fitted, don't have smoke detectors fitted & don't have fire extinguishers and fire blankets supplied, and are also licensed under HMO legislation

It's irrelevant what applies at home, although may OOs do have much of the above list in place ( apart from an HMO license, clearly) The LL is letting property for money and absolutely has to comply with his legal obligations and his duty of care towards his Ts.
The additional point is that at home you have control over who fiddles around with gas appliances and the electrics but when a property is rented out neither the LL nor the potential incoming T knows what may have been done by the previous tenants.
The key fact remains that it is a criminal offence for a LL to fail to comply fully with the gas safety regs. It is a Ts right to see a copy of the current gas safety cert before they sign up to a tenancy, and to get a copy within 28days of any check being carried out once they are in situ.
