My house has been on the market since January, with few viewers and only one crazy offer.

It is a well presented family home, 4 beds, 2 baths, a toilet, large dining kitchen, huge drive, back lawned garden.
I am with 3 agents, one has mysteriously stopped their Rightmove link, the other I have a ongoing problem with due to having asked them to change the Bedroom 4 photo since July - I sent it via jpeg, they still won't sort it. Other than that, I feel it is priced well (It was originally valued - by 6 estate agents - at £270K and is now on at £240K). Thinking of instructing a 4th agent now.
Any suggestions? Postcode is B27 7ND.

Tells me something is wrong with the house ... it could just be the asking price.

Feedback has been:
one person was blind and there were too many stairs. I can understand this but cannot get rid of the stairs.
Another loved the house but couldnt sell theirs
Another loved the house but was unsure of the area
Yes, we were taken in by all the agents telling us to put it on at 289950, that was too high. But I feel unsure what to do now and whether it is worth reducing it further or not.
RE The number of beds, I have 5 kids you are right, but when we have a viewing I do get everything pretty much spotless to be honest, it is presented well. We actually have a spare bed too, in our room, for spare kids who wake up in the night ...0 -
Is it maybe because you're opposite council properties? i wouldn't want to look out of a private house onto a council estate over the road. I would rather look out over private ones.0

Agents will only be interested in marketing your house at a price that will sell. If you are trying to get last years price, forget it. you should be selling at next years price before too many rivals undercut you.0 -
Agree with most of the above, especially:
(1) The price is probably still a bit too high.
(2) The initial very high list probably did you few favours because [for whatever reason] some buyers do get a bit sniffy about houses that have been listed for sale for months and months. I personally might think that: (a) there's something wrong with it; or (b) the vendor is completely inflexible on price. It might be worth taking it off the market for a while & putting it back up with one agent in the new year.
(3) The RM listings look fine. Some of the language and detail on the Bartleys one is maybe a bit unecessary and over the top [e.g. who cares about 'two wall mounted bedside lamps' when they're thinking about spending a quarter of a million quid?]. Agree that there might be some mileage in using a couple fewer photos, e.g. taking out the one of the pink four-poster room [which some people won't like], the one of the room with the low/sloping ceiling [which might conjure images of a bad loft conversion], and one of the two from the side of the house [because they just duplicate each other really].
But I'm sure that the price is the main thing. Everything else is just worth a few quid here and there.FACT.0 -

the answer is so simple!
search sold houses prices at mouseprice dot com around your postcode for 2009 and 2010, sort the prices in descending order. can you see anything above £205000?0 -
Hi,
I'm very close to where you live and know the area well. I have to agree with the others your house is price too high. The road your on is very busy. Your house is a family sized house but with that road i think it would put most people off with small children.
The house needs to be priced so buyers will make a compromise about the road.
