Am i near the finishing line......

Good Morning ,

I'm selling a house for the 1st time.
{two previous attempts fell thru at early stages}

Here's where i am...

Viewing carried out by an investor.
{They have used my estate agent when purchasing before.}

1st offer made by investor and rejected.
2nd offer made by investor and accepted.

Both sets of solicitors engaged.

Draft copies of the contracts signed and returned to my solicitor.

Question raised by their solicitor to ask if buildings insurance has ever been a difficulty in the past at normal high street prices.
Replied that there has never been an issue.

Building survey carried out with additional queries sent to my solicitor which I'm waiting to hear what they are. {anybody know any typical raised queries ?}

Transfer of deeds paperwork received from my solicitor that has to be signed and witnessed, which I have done, and will be given back by hand this week to my solicitor, so they have it on file.

The cover letter from my solicitor says the buyer wants a prompt completion. If they do want this then would their solicitor have said such a thing to my solicitor.

Now awaiting a call from my e.a on Monday regarding the survey which was carried out a week ago.

Whats possibly the next stages or paperwork I should expect to deal with please ?

  • I would wait and see what queries/negotiations are thrown up by the survey, as these can often be a deal breaker.

    Im not going to get excited just yet.

    Like you say i'll wait to see what comes up from the survey etc.

    The house is empty and the mortgage is fully paid.
    Im not selling to move to another property so it's only costing my time to check in on it weekly.

    I dont have to achieve any set amount in selling the property so im kinda in a stressfree laidback situation.

    I have no intention of pulling out of the sale so its only the buyer that can skupper the present deal/sale !!

    If something is found within the survey that would cost money to remedy then a reduction is fair. If they try to renegociate for a minor reason then i'll consider just walking away !!
