yes, I am I get a Pc sum (N Ireland thing) to put towards kitchen/bathroom etc, however I will be using own money and sources to buy many fixtures from what I read if it was a self build I could claim for certain items, not sure what exactly and not also sure if I can in this situation0

Doubt you can claim anything as you are not the builder. Anything you do to the building after you have paid for it would be an improvement, not part of the original build.0

Best idea is to ring local VAT HQ and ask them. My feeling would be that you cannot.0

The builder can sell you the house and its fixtures and fittings free of VAT. Noone else can. You are not selfbuilding, so cannot cannot take advantage of the special arrangements for that. It may be worth buying your appliances and other fixtures from the builder, or you may be better off paying the VAT and buying off someone else. It's calculator and late night time.
And PC sums are not just a NI thing.0
