New build offer -what do you reckon?

Following the lease palaver with our flat, we looked into part exchange for a new build. Persimmon have said they cannot part ex because we have a leasehold property, but they can do assisted move.
This is what is on the table with them :
They will guarantee us £100k for our flat, market it for £94950 with a view to getting £90k, although they will consider lower offers. If we are honest with people as they come round to view about the £13k lease extension costs, buyers would most likely take this into account when making offers for the flat, so we're more likely to make it to exchange this time. Also, it would be Persimmon taking the hit on the sale price rather than us.
The house we like is £204950 but Persimmon will sell it to us for £192500 and include carpets, tiling and turf to the garden. It's ready to go in the next few weeks - we've looked around and they are just adding the final touches to it now.
Obviously this all hinges on if the sale of the flat goes through to exchange within 6-8 weeks, but it seems like not a bad offering?
We were thinking of going up to the development today to ask if they would also pay the stamp duty (£2k), and if so reserve our plot on the spot.
What do you think? I'm aware that there is the potential to lose our reservation fee should the flat not sell, but we are prepared for that.

I'm not sure about the assisted moving bit, but it's definatley worth pushing what the builder will do for you. We are very close to exchange on a new build, it was on the market for £234,000. We really liked it, but was overpriced, we went in with an offer of £225k at first, which they accepted, but when they said someone else was interested we let it go, as we still weren't sure.
About 8 weeks later it was still on sale, we still loved it, so went in, told them our circumstances had changed, we could offer £200,000 only, this was an ex show home, so it included carpets, turf, curtains and poles, fitted appliances, and lamp shades. Couldn't believe it when they accepted out offer! We were so pleased we backed out at 25k more!
It's worth trying, as they are so keen to sell these days.0
