Chancel liability on new property?

We are in the process of agreeing the purchase of a property built in 2003.
Whilst not a major cost the Solicitor has quoted for a Chancel liability search. My query is does a liability exist on land within a Parish or is it specific to a property, if the latter would a "new" property have any liability and if so exactly which Registry is searched to establish it?
Perversely oe practice£17.63 the other £29.88.

"one practice quoted £17.63 another £ 29.88"0 -
many firms screen for the liability as clients want to know if they might get a knock on the door...£25. Others just insure, so you may still get the knock...£15. the former is mor common and whilst possibly more, is more in keeping with proper enquiry. insurance is clsoing ones eyes.
don't get too hung up about when you need it. any preprty is potentially affected, as it relates to land.My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:

Thanks TimmyT. as the property is in a conservation area very close to an old Abbey the odds are higher than most will see if Solicitor has Block Policy insurance cover as mentioned in past posts by Richard W.
From yours and others previous posts the search is fairly pointless might as well go straight for cover.0 -
you can insure most things, searches too, but that knock on the door is what people want a chance about knowing to expect. as a solicitor I'd do the search first myself. but saving money is a powerful incentive for some, trueMy posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
