New Build - do you need a survey?

I'm buying a new build with 10yr NHBC guarantee so do I need a survey - its a cash purchase so no mortgage and thus no survey required for that but do i need one myself.

And should it be full structural survey or just a homebuyers?

    Maybe look at having a snagging survey done? This will pick up all the bits that the developer is supposed to have done to finish the house of so you can get then to complete the house properly. Snagging would not, I think, be covered by NHBC - they would not get involves with things like skirting boards not finished, substandard paintwork, unfinished fitted kitchens - but a snagging survey would pick this up so you can ensure everything is complete before you move in. I don't have any recommendations for companies, but I'm sure someone else will.

    I would disagree with this. An expert eye knows what to look for and can assist in chasing up the developer to close out the snagging punch list.

    We engaged a professional snagger a few years back. Best £450 we spent for a while. We used http://www.newbuildinspections.com
    If you decide against it, you should d/l a snagging list template as guidance.

    BTW, short of your house collapsing, an NHBC guarantee is about as much use as an ashtray on a motorbike.;)

  • Again very good advice, your comment on NHBC I agree with about as useful as a chocalte fireguard - or as on of my friends who dealt in farm machinery - its a gateway guarantee, once you've gone through the gate thats it!

    Up to a point, but as I don't do it full time I would miss things - to make an analogy, I can service a car it would take me all day, if not longer, a mechanic could do it in a few hours. If I had seviced a few hundred cars I would probably get quicker and more thourough!
