thanks to everyone. Jennifernil, I thought that anywhere on the clockwork orange route might be ok but we were looking at the Yorkhill area as lots of new property as well as traditional stuff in that neighbourhood. hoped to avoid Hyndland, Hillhead and similar because of price/demand. Lived in Partick as a child so that area might be good and the area around broomhill/Partick has plenty of traditional properties that would be worth looking at. Currently living in Muirhead and would want to move/downsize if this plan comes to fruition freeing up capital and maintaining our mortgage levels or close to it. Anywhere from Blanefield to Strathyre would do but my wife will still need to get to Glasgow so a bit of work to do then to sort out our accommodation. Got a bit of time as she has gne back to school for a final year so it looks like next summer or thereabouts.

she is currently working weekends in Boots in town having worked in appalling circumstances with a certain sports goods retailer with links to a major rugby league club. Works Saturday and Sundays in buchanan galleries with extra time on holidays. Professional outfit who look after their staff. She plans to do Biochemistry. Has unconditional offer but is still exploring which strand as the first 2 years are a core course followed by specialisation. Exciting but worrying time because we don't want to leave ourselves short but want to create the best opportunities for her given the issues of study you highlighted. we are close enough by bus and train but still 1 hr from uni and more if we move.
Currenty working on a budget of 150000 between both parents and will adjust with inflation. I don't think that tidiness figures highly in my daughters horizons but we live in hope. I am hoping that this will have an impact on her but I'm not banking on it. I don't want to spoil friendships so will need a legal framework that protects both parties. I like the sound of a party of 3 in the flat but we can cross that bridge if we get to it.0 -
Hi there, a few more thoughts...........If you go to 3 you will need to check out the HMO situation. I'm not sure how it is with 2 owners and 1 tenant. Also from experience of daughter's friends, 3 seem to result in more arguements. Most who have started with 3 have split up and are now in pairs.
A lot of owners do not want to have to get an HMO licence so many rented flats are now 2 sharing or families only. So 2 bed flats are easier to sell on too.
Where the owner lives in the property having 1 tenant is no problem, but if you have owner plus 2 tenants you need to apply for HMO exemption. This means you do not have to pay for a licence (which costs a fair bit), but you do have to comply with the same rules on safety etc and they will inspect the property and tell you what changes you need to make.
If you have a tenant at all you will need a gas certificate. They say that soon they will be moving to requiring owner plus 2 tenants to have the HMO licence.
As I said, we only know the rules concerning sole owner in the property, so 2 owners may be more complicated, best to check it out. I would be inclined to stick with just the 2 owners for simplicity, and 2 bed flats are easier to find. Look for one where the 2 bedrooms are equal size!
Sounds like she has a good job so that is very good. She will need to do fewer hours once the coursework piles up, so I hope they will be flexible.
I would say it is worth trying to get a place that is within 15 minutes walk of Uni , the clockwork orange doesn't run very late on and is horribly crowded in the morning rush. She will be more in the thick of things nearer Uni and be able to participate in more. You are close enough meantime that she could travel. We are even closer (Bearsden), but have problems with public transport in our area, and the parking at Uni is very difficult. We decided if DD was to get a flat we might as well go the whole hog and get her as near as possible, she is in Cecil street, so only a 6 minute walk. She loves it, we have to make an appointment to see her!!
Once it is her own place you may find that tidiness and cleanliness suddenly become important! That is why it is important for them to agree on a few basic house rules. Someone not pulling their weight is what splits up most flatmates, and if 2 owners should fall out that is much more serious than for 2 who are only renting together.
