    It's usually cheaper (and easier) if taking out a mortgage to get the surveyor the mortgage company uses to do the homebuyers (or whatever it is called now) report. You normally have to pay a valuation fee anyway and most mortgage companies allow you to "top up" (varies from £100 to £300).

    As said look between several of the MSE boards and you will find lots of tips - ranging from solicitors that are chepa through to which company to try for the house insurance!

    and also £300-500 for removals, hire a van, buy/borrow some boxes and get some mates to help for some beer, should be less than £100 if you only have the van for a day

    Thanks guyz, the cost is slowely coming down :)

    Got the hire van one doen earlier! saves a few hundred :)

    Also as I am in South Wales, Solicitor fees seem to cheaper, according to a local home buying guide that came with my local paper tonight! around £550.

    Going to interview some estate agents on the weekend, and sus out who's going to be more beneficial!

    Also about the top up surveyors fee, I'll definately do that i think, will enquire about this nearer the time!

    Just a quicky, is there a leagal length of time you have from selling your house to leaving it? I mean if i was luckily enough to sell my house in the first week, how long can I take to actually move, what is reasonable?

    Initially say - no way not paying that much and say all i'm willing to pay is x'£ or x'%, otherwise I shall go elsewhere!

    Other tact to try is say I have already been offered a deal at x% will you match it?
  • As a general rule the successful agents will be far less flexible that the ones that are underperforming. As with everything in life you get what you pay for.
    When dealing with what is likely to be your biggest asset ask yourself the question, ‘Will saving myself £1,000 in fees cost me more in the long run?’ If the answer is yes, then use a cut price agent and hope that you get lucky!

    You may think your saving money but it may indeed be financially more sensible to use a quality agent who is more likely to obtain you a good price and arguablly just as important, a hassle free sale.

    dnwilliams - Completely understand what you are saying! But i have great confidence that we will sell hour Bungalow very easily (Don't mean to sound big headed) But since we have been here over the last 5 years we have had several offers, just out of the blue! So fingeres crossed it should go without hassle! Then again, you never know :)

    Only problem i have at the moment is, shall we do it now while the rates are still very low, or wait a year and clear what debt we have and save more towards the moving costs (which took me by suprise) It's a tricky one, if next year the rates rise we would still be in the same boat overall :) What i would give for a CRYSTAL BALL :) LOL
