building on top of a single storey extention to make it 2 storey

Hi - I am struggling to find some "finger in the air" guides - so please help!
I am thinking of extending one of our bedrooms. Basically the extension would be building a second storey on top of an existing ground floor extension (about 4m by 3m). I know the footings/foundations of the original extension were completed to a satisfactory level for an additional floor on top.
The current ground floor extension has a pitched roof - so that would need to be removed. There is a need for a window and to move a radiator and a power point - but other than that it is basically a build, floor & plaster jobs. Is there any one who may be able to give an idea of build costs???? (we're near manchester). It is only "ball park" figures - just to see if it is viable.

forgot to say, I would like the roof to be "peaked" (you know, like an upturned "V") - Building terminology not my strong point!:o0

I think you mean apex
Perhaps your local council could advise on some costs

Work on approximately £1000 per cubic metre, so approx £12,000.I had a plan..........its here somewhere.0

Many thanks for your reply. I had heard of the £1k per sqm rule before, but presumed (possibly wrongly) that this would be a red hearing as there would be no foundation / footing work needed - When the original single storey extension was built the builder said about 1/2 the cost covered getting to ground level & putting in the concrete floor & half the cost was the rest of the build! - not sure how reliable that coment was now!

I used to work for architects, and that was always the guide for estimating rough costs there, you may be right in what you say though. I know that those figures are post vat on building materials so they should be fairly accurate.
Get a couple of quotes and see how they compare, at least it will give you an idea of what to expect.I had a plan..........its here somewhere.0
