Irregularities in Home Buyers Report

Hi, if anyone can offer any advice i would be most grateful.

We have had a HBR on a property we are in the process of buying. The surveyor was appointed by the lender.

When we received the report back it claimed that he couldnt inspect the stairs as they were carpeted (there is no carpet in the entire house), and that he couldnt inspect floors because of floor coverings, though where possible he raised the corner of coverings (the whole house is stripped floor boards).

When i rang the surveyor he didnt apologise, just said "i don't know how that happened". He sent out an amended report, but i would like to know if i should trust the rest of the report if such obvious errors were made?

    Doesnt surprise me at all.

    We had a HomeBuyers report when we bought our property 4 years ago, 2 months after moving in our plaster started to come away from the wall. Upon ripping the paper off to investigate plaster was coming away in clumps.

    You could clearly see it was damp and had been there for some while.

    We contacted Abbey as they arranged the survey, the complaint then went to the surveyor who did it.

    Eventually we got a letter back saying that the time of month they inspected it, it was a warm dry and dry so only blamed bad weather since the 2 months of us moving in.

    So we ended up gettin the wall completely re plastered and cost us money!!!

    We also had comments on the survey that they could not inspect our loft as they were unable to gain access.

    Now we are in the process of selling this house, our buyers lender sent a surveyor round, who had the basic survey done, and he actaully went up in the loft to find that the seperation fire wall is incomplete (that seperates our house to next doors) so has instructed that this must be built prior to sale going through.

    Typical - why the hell didnt our surveyor find this then this would have been sorted.

    Just goes to show - depends the luck on what type of surveyor you get and whether they had a night on the beer or as bent or as straight as anything!!??!!
  • The problem here is that we automatically use the valuer appointed by the lender to do the Homebuyers Report because it's cheaper than getting someone lese in. Its probably safer to try and get someone you know is competent and reliable to go round separately.
  • Thanks for the replies. We didnt even know we could appoint someone else other than who the lender choose. Live and learn i suppose. Who knows, maybe it was just a clerical error, or maybe he did a drive-by with binoculars?
