Is it possible to "drag out" the sale process?

  • It's unlikely that your buyers wouls walk away because of a 9 week wait. The only advantage to them is if they could be in another property quicker - and that's very unlikely to happen!
  • Something that has just happened to me.

    We accepted an offer on our place (BMV for a quick sale) and the purchasers wanted to be in within a month.
    So, we ran around like headless chickens trying to get everything organised, finding new places to live for everyone here etc.

    We decided to buy two new places. One for us, and one for our daughter to rent which are very close to each other.
    The lady in my daughters place was very friendly and was asking if we wanted to buy certain furniture etc etc but she always phoned me directly.

    As time dragged on, she phoned me quite often to find out what was happening.......I didnt want to be rude as she was staying in the same area and would eventually be one of my neighbours.......but neither was I comfortable being so 'friendly'

    This 'quick sale' has taken nearly 6 months!! and we are VERY stressed. Mum in Law had already moved out (so we lost her board there) we were getting increasingly worried about money......all the usual stuff......and then the purchasers decided 2 weeks ago that they wanted a £20,000 reduction "in case there is any asbestos"

    We had to make a decision. If we accepted, it meant we could no longer buy the daughters house. If we declined we would have to remarket and the lady in daughters house didnt want to wait as she was in a hurry and already nattering.

    We decided we would have to accept.
    The lady rang me up (again) and I then had to tell her we werent going ahead with her house.
    She was NOT happy!!!! And I was not happy that she was annoyed with me.

    It then turned out that the purchasers wanted to be in here asap and we have a week to sort it all out.

    It is going to feel so awkward moving in on Friday with the lady of the other house watching through her window seething.

    My advise to anyone is.......deal with estate agents and solicitors.......and dont become 'friendly' until contracts have exchanged.

    This whole situation has been a nightmare.......the worst move Ive ever known! (But the last one we will ever make in this country! Yay!! )

  • I pulled out of my first house purchase after 2 months. We think the solicitor was stalling -- well, basically he just ignored all forms of contact, and it soon felt like we were being taken for a ride. In fact, we didn't really know what on earth was going on, and therein lies the problem with not communicating :(

    Soon found another property. The purchase was successful but took many months longer than hoped. However, this time I was (mostly) kept informed and reassured, and hence I waited for the chain to catch up.

    As always it seems everyone is assuming these sales are in england?

    Part of the reason I offer advice, apart from the fact I enjoy it, is because someone asks for it. If it's not relevant because they're in Scotland, they can ignore me or simply clarify their position. It's not intentional rudeness to assume they're in England, it's just that most of the people in the British Isles are in England and most of the people here are too as a result, I assume.

    I can't see the point of your post really; is honesty not the best policy in Scotland? What would your advice be?

    Well - new news......as we said we were gonna have to drag it out until 1st December as our lender (the woolwich) told us our redemption fee was payable until 30th Nov, (even tho it said on our redemption statement - 17th Nov).
    We rang again to look at Tracker morgages with them - and they have now said that our definate redemption date is 17th Nov. So this has brought it back a few weeks. Which is FAB news!!

    I do think i need to ring them back to get this in writing, as i doubt that any of them know what they are talking about!!! - and its a £2500 fee we are talking about.
