Unruly tenants, where do we as neighbours stand ?

I am aware of the law and now of the above sattitudes.
I wonder what they think about the concept of people being responsible for their own actions, but then again dont worry about making noise as the LL is responsible for your noise.
Also the same poster would tell you that you are entitled to enjoyment in your property, change your locks and never let LL in.My Shop Is Your Shop0 -

We had a noisy neighbour who would insist on playing loud music half of the night (often starting at 2 or 3 am) He would happily carry on until 6 or 7 and then sleep all day. His excuse to the EHO was that he was DJ practising.
He would often have a houseful of unsavoury looking people and we were a bit loath to confront them. The police were not the least bit interested and said that the EHO had to deal with it. The EHO had an out of hours service on Friday and Saturday nights until 2am and came and witnessed the noise a few times and between this and complaining to the landlord eventually the neighbour was evicted (however we had to wait 2 months for him to go because they had to give him notice)
I know this sounds like it will take a while but you need to just write everything down, don't let it get to you and keep on at the EHO and the landlord and eventually it will end.

If the house is on a mortgage, chances are they won't have got permission to rent it out by the mortgage company. I believe it's a different situation if the mortgagee also lives there and just rents out rooms, but it sounds like they've rented out the whole property now.
I rented out a flat to a young couple in the early Nineties, and they were a nightmare - noise, fighting, throwing rubbish out of 5th floor windows onto cars. There was nothing I could do to get them out until the first 6 months was up, but the management company of the flats was so hacked off by it all (the manager was a friend of mine but was still forced to act by the residents' complaints) that they wrote to my mortgage company, who decided not to do anything to penalise me as the tenants were gone by that time (I was given bad advice by the letting agency and didn't realise I had to inform my mortgage company that I wanted to rent out the flat). Might be worth considering contacting their mortgage company if you can find out who it is and if the Mum and Dad won't do anything to solve the situation.The ability of skinny old ladies to carry huge loads is phenomenal. You missed my point, I did state I was quite aware of the law and do know that this law is inplace, however thankfully the EH do work closely with the LL as long as they are shown to be trying to resolve the situation.
My point was aimed at the person who sated - Luckily the LL is responsible.
I personally feel it is quite contradictory for the same person to be advising that tenants should change locks etc, not allow access and then state that even if you do become antisocial it is the responsibility of the LL.

I *never* said anything about changing locks (you are simply a liar and untruthful), or not allowing access, just that legally you have right to quiet enjoyment and to refuse LL access bringing strangers into your house to rob/molest your kids - I did say my definition of reasonble access for LL showing viewers round house were: only when I was there, only with viewers producing ID and only with LL signing for responsibility for thefts/damage by viewers as excluded from my insurance when I rented, having been robbed by 'prospective tenants' let in by landlord. Quiet enjoyment meant I was fully entitled to refuse access.
Yes people should be accountable for own actions but for other residents it's better (luckier) that LL accountable as LL is traceable and tied to building whereas scummy tenant harder to track down. Plus eviction etc needs LL involvement and without responsibility it isn't their problem.0 -
Thank you for all your views/experiences and responses to my situation - it is all invaluable information, and I shall take it all into serious consideration. :T
I feel a little neighbourhood meeting coming on, where we can all make sure that diaries are being kept, and that we are all aware of how these things work - and hopefully a consensus of opionion will be reached, and we can all work towards ridding us of this unruly tenant.
And Clutton - I only wish that this was your house/tenant !!! Should the house come onto the market though, be warned, I shall personally stalk you (virtually, of course) and PM you constantly 'till you to buy the darned thing !!!0 -
Can I ask something because I am confused? Are we talking about an AST or is the legal owner doing "Rent a Room". In the former you would have an absent landlord in the latter the landlord will be living on the premises. It moght put a whole different slant on what you should be doing.0
