How Long Should I Wait

I had an offer accepted on a house on the 11/08/2006.
My own property is due to complete on 20/10/2006. I am currently living elsewhere so my sale doesn't really affect my purchase.
The vendor of my new house still hasn't found a suitable property.
I had a letter of my solicitor saying that no paper work had been exchanged yet. The vendor has told the EA that their is no point in doing anything with solicitors till she finds somewhere. The vendor says she has every intention of moving.
I really like the house & don't want to loose it but I don't want to wait forever. Even the EA thinks she is being a bit fussy. I have put my case forward, survey is OK & all is ready to roll but how long should I wait. The EA says that she will chase in another week. In the meantime I may start looking elsewhere just in case.

You have to weigh up how much you want this property v hassle! Even if she does find somewhere else this will put you in a chain.. and you know what we think of chains here
The place they find might say the same as she is saying to you.
I'd at least have a look round.. you are in a great position to buy so use it to your advantage.Lady Astor: "Winston, if I were your wife I'd put poison in your coffee."

We are in a similar situation with waiting for our vendor to find somewhere they like.
They pulled out of the property they were buying in August after 5 months.
They found another one within the week, but then pulled out 2 weeks later after the survey. They are still looking for properties now.
We love their house and we have looked at others but nothing we like,so we are just waiting. We are in a chain with 2 others behind us so it's whether they will wait too.
It's a nightmare and I do sympathise with you.
if something comes up then we may go for it,but it would have to be chain free,if not we are stuck waiting for this property.
I would have a look elsewhere just in case, but just keep chasing her in the meantime to see how she is doing in her property search.0 -
I think only you can answer that question, how long are you prepared to wait? I would personally carry on looking, then if you find something else you like more in the meantime, that will answer your question. I think its right not to inccur any more costs untill vendor has secured a property.Pawpurrs x0

I don't think there's anything wrong with informing the vendor yaou are going to start looking again. It may give them the kick up the backside that they need. 6 weeks is plenty of time for them to either find somewhere or adjust their expectations; especially if you consider that they were probably looking before you agreed the sale.
Some people :rolleyes:Everything that is supposed to be in heaven is already here on earth.

Look while you wait, if something better comes along just pull out of that and go to the better house. Obvisouly you might end up in the same situation but you might as well get a better house from it. Another think to remember though is that you may face legal bills if you do this so don't do it without checking out the costs.0

Received letter from Solicitor with copy letter from vendor's agent advising that their client has not returned the 'Sellers Info form or F&F list as they hadn't found a house yet.
My Solicitor advises to be paitent but to start looking at alternatives.
I'm not sure why the Vendor is doing this as she advised me that she was moving whatever so she should send the forms in anyway even if she lost my sale.
I called the EA and had a good moan in a nice way, they reckon that she is avoiding solicitors costs, anyway they have told me that she is having a 2nd viewing on a house today that they're selling so maybe a little more positive.0 -
We too are still waiting for our vendor to find somewhere,it's been since march!!!
There is still nothing else for us to look at and believe me if there was I'd be buiying somewhere else as I am sick of this.
Our vendor has 4 properties in mind, been to see them all twice and just deciding now, this has been since Monday this week,I am chasing EA's again today!!!
Yours has only been a short while, therefore if you love the property wait if not start looking around.0 -
How frustrating,
Have you buyers stuck with you?
The system needs to change0 -
Yes our buyers have stuck with us luckily. They had their first buyer pull out though and have had another buyer in place since July,so he may start getting itchy feet soon,as he's FTB.Then our buyers have said if that happens they'll pull out and we'll all be back to square one putting our houses back on the market.
We have spent loads on sols fees and surveys so far and so it is very annoying.
Good luck hopefully yours will sort itself out soon0
