If you take the middle ground between both the VI's it's still a drop, with the average price now at £167,953 and the average wage around £26,000 it's clear why some want/need prices to stay high.

Alternatively you could forget about a family & babies and buy at todays ridiculous prices, with dual incomes.

Are you saying women should stay at home?

All women should aspire to a life of housework and breeding.

    According to bears, anyway.

Or buy a house early in life on dual incomes, and have the babies later, when career progression and wage inflation has driven up the single salary.

Corrected to reflect the real world.

Doubling the risk of conceiving a child with Down's Syndrome if you are a woman of 30, this risk increases with age as well as increased risks of other chromasomal disorders. Fertility in women peaks between the ages of 20 and 25 and declines significantly from the age of 30. The rates of stillbirth, miscarriage (12% for a 20-25 year old, 25% for a woman over 40) and ectopic pregancy increase substantially with age, as do the risks of gestational diabetes, vaginal bleeding and preeclampsia. Irregular ovulation in women over 35 means that more than one egg is frequently released thereby increasing the chance of fraternal twins. There is increasing chance of undiagnosed disease affecting your pregnancy. A woman's health prior to conception is likely to be inferior, 10 years of drinking and smoking and other unhealthy ways of enjoying their disposable income. A woman is born with all of her eggs, they will age with her, older eggs sometimes develop problems.

Fathers also impact. The chances of a successful pregnancy falls if the man is aged over 35 and significantly falls after 40. Children born to men over 40 have a 6 times higher risk of autism than children born to men under 30. There has been an increase in fathers over 40 in the UK and a corresponding increase in autism. There are increased risks of birth defects, physical and mental, including bipolar, schizophrenia, dwarfism and bone disorders. Sperm quality deteriorates compounded by any prior years of drinking and smoking.

But hey. Children can wait. First I want to be something. I want a career, a big house, to sleep around, to travel the world to make money and have stuff. Life is all about me. The ironic thing is that a lot of people who consider themselves to be driven, intelligent and fit are removing themselves from the gene pool.

Don't play the sexist card on me, won't wash. My wife had our beautiful, healthy and intelligent daughter at the age of 24. I worked full time as a teacher while our daughter was in her early years, now I work part time and am chief child carer while my wife develops her career. Our daughter has always been raised by a parent, not strangers.

    And the graph....

Have to have the graph! :)

Something different going on with it too. Firstly we got nice little boxes at the end. But secondly, halifax is higher than Nationwide for the first time since Feb 2008.

That is quite interesting, Halifax been lower than NW for ages, seems like it finally caught up.

    Liking the trendy boxes too.

We're almost down to a sustainable number now.

So why the change do we all think, what is different?

Am I right to say that HBOS has a greater concentration oop north whereas Nationwide has great market share dahn Sarf? Perhaps that changed when HBOS was taken over (rather disastrously) by Lloyds.

As calculus fans will know, the graph shows rate of change of price rather than price so HBOS has to be above Nationwide for a while to even out.
