Planning permisson advice required

We moved into our house 6 months ago, previous owners already had planning permission granted for single storey extension to replace converted garage. So we currently have 18 months left on the planning permission before it expires. The plans are for a single storey with flat roof (what's there now has a flat roof) that's 1m wider and 2m longer that's what's currently there. There's internal Walls on the plan and a shower room. The ext will be accessible from the kitchen.

Now my questions are- what would we need to do to change the roof to a pitched one with a couple of velux windows for extra light? (this would make it far more aesthetically pleasing to the eye) Could we forego the internal Walls and scrap the shower room as we would like one big space making it a large kitchen diner with French doors to the patio at the rear? What would we need to do to change the access from the kitchen from a door to a wider arch opening? BAsically would we need to have the plans totally redrawn and apply for fresh permission or could we amend what's been granted?

    you will have to submit a new plan either way, you might be able to do it under the original permission but you will have to contact the local planning department to see if that is possible, if you are not proposing a different use to what has permission they might allow an amendment, but they will still 100% require a drawing of what you are proposing

  • Whilst all authorities are different, I'm very doubtful that many authorities would allow a completely different type of roof as an amendment to a previous permission. Mine wouldn't. That will probably require a new planning application. That aside, there's a standard national procedure now for applying for amendments to a previous permission - a non-material amendment. There is a standard form, you need plans of the roof, the fee is £25 and you get a decision in 28 days. If the answer is 'no', then you need to submit a new planning application.

    If you just call into your local Council one of their offices would probably have a chat to point you in the right direction. I've always found them very helpful.

    Not in this case unfortunately - they would firstly have to construct the extension as permitted to implement the permission (i.e. with its flat roof). Permitted development rights to alter a roof are set out in Class B of the GPDO and one of the criteria with which you must comply (in order for it to be permitted development) is that the development cannot exceed the height of the existing roof - so they wouldn't be able to increase the height of the roof from a flat one to a pitched one under PD.
