    Normally moving Scot to Eng is much easier because your sale here is 'set in stone' as soon as missives are exchanged effectively making you a cash buyer in England - make sure you take advantage of that!!

    Best of luck to your son when he's ready to try again. Honestly though - please consider suggesting to him offering 'subject to survey'.

    Or if he prefers to avoid the guessing game and looks at fixed-price properties don't forget you don't have to offer the fixed-price! I have only bought one property this way but I offered 10k below the fixed-price and only budged up 2k because I had fallen for the flat (which also has access to the most beautiful 8-acre residents gardens in the city on a riverbank) and my negociation skills were compromised!

    Good luck also in your own sale whichever method you choose.
  • As to my son........the property needed a bit doing, hence his decision to get a surveyor in first before deciding exactly what to offer. And it was a full survey. The EA had said the expected price was in his range, obviously the seller had not been entirely truthful! The house he is in at present he did buy subject to survey so he does know how to do it!

    He would have done better to have put his offer in 'subject to survey' first to find out if he was in the right ball-park at no cost to himself then get the survey done and reduce his offer based on the survey. If he had done that he wouldn't have forked out for the survey unnecessarily because his offer would have been rejected.
  • Well if they wanted £450K they should have said offer over £400K then everyone would know where they stand, starting at £335K was plain stupid, no one was going to hit their expected price from this starting point.

    If you really want it though pay up, if not, move on, I am sure if you pulled all the stops out, you'll find something else!!
