conveyancing fee's to sell my flat

i'm in the process of selling my leasehold flat for 85k. i'm using the sols recommended by the estate agents, after the lady in the office said they would probably charge between 370 and 420. i received a quote which stated the fee would be 475 plus vat. as i've never sold before i dont know if i'm been overcharged slightly. any advice would be greatly appreciated, thanks.

When you s ell a flat your solicitor will have to pay managing agents whatever they charge for supplying information and copy documents.
This fee can vary from £50 to around £300 so prepared for that as well - you will have to pay it when selling most flats, but it is totally outside the solicitor's control - just something you are stuck with.
The figure initially quoted looks on the low side so make sure they aren't adding on other extras in small print.RICHARD WEBSTER

thanks very much, i'll ring them up and see if there are any hidden charges. one thing i'm slightly worried about is the fact that it says in the paperwork that my sale will be overlooked by the sol. i thought it would be her doing it, but from the point u made above i get the feeling i could be getting the secretary or someone else. maybe i should just go with the original sol i used to buy the property 4 years ago.0
