Renting through a Letting Agent.....

I've been renting in Brighton & Hove for a long time now through various agencies. Recently the prices have gone up and as far as my current flat goes, it isn't worth the extra £50pcm.
I've been looking at new flats to rent for a few weeks now and it's fair to say the outlay is getting bigger. What eats away at me more and more though is the administration fees that agencies charge.
The highest I've been quoted is £175 and that is non-refundable. I have trouble accepting how they can justify such charges.
I was stunned by the £120 charge I had to pay 3 years ago at my previous flat. It seems like a scam from start to finish and heavily overpriced for such a simple task, especially when you consider the amount of people they process.
Sadly, I have no choice unless I get a private landlord but they are never easy to come by. I just feel that people are being conned.
Is there a Housing Regulator that ever queries these people or is it a take it or leave it scenario?

That's not too bad (although it's all relative). When I went to view a property in Hastings 5 months ago they wanted £200. Each !Starting Debt: ~£20,000 01/01/2009. DFD: 20/11/2009 :j

Crikey, I thought Hastings would have been much cheaper.
Brighton is a goldmine for these parasites and they know that some folk will take absolutely ANYTHING.
I looked at a Studio Flat the other day and it was £595pcm. The photos on Right Move looked excellent.
When I saw it at the weekend I was horrified. I kid you not, it looked like squatters were living there.
The bloodsuckers get away with murder.
I wish the council or parliament would do something about it.

I'd like to move to Brighton, but finding somewhere decent, at a reasonable price, is just nigh impossible. The place we looked at in Hastings was superb: a 2 nice-sized bedroom, fully fitted, brand new block of apartments, reserved parking, and all for £600/mo. We'd be lucky to find a bedsit in Brighton for that..Starting Debt: ~£20,000 01/01/2009. DFD: 20/11/2009 :j
