    cheers planemad.... hindsight is a wonderful thing and I was rather too keen when I was showed round I think...damn!

    Its a learning curve, Its best to enter the property do the viewing without telling the vendor about yourself or your thoughts on the house.
    Keep your thoughts bottled up and show a neutral face.

    You may feel rude after the first few times but thats business. Once a transaction is complete you will never normally have reason to speak again.

    It is an emotional time but you have to try hard to keep emotions out of it and view it as a business transaction. As others have said only you know the market in your area and how long it's been on for, how keen the vendors are to sell - all these things matter hugely - but it IS a buyers market and the vendors know this.

    It IS a game and one for which you must hold your nerve. We are about to complete on a house where our first two offers were rejected. It was our final offer as we couldn't go any higher. Everyone advised us to sit back - that they would come running. It was such a tense and horrid time and I had to accept that it wasn't to be.

    Lo and behold a month later they came back to say they would proceed! :T
    Doing nothing is the hardest thing to do, but don't be over-eager - the EA will smell it a mile off and advise the vendor to hold out for more.

    Assess the situation coldly and proceed with caution. If it's your house - you will get it. Good luck :)

    Remember they are probably just as nervous to receive the next offer as you are to make it.

    A few days will give them time to think and reflect.
    Been away for a while.

    I would resubmit your same offer the same 1 day after the Halifax price survey shows yet another drop. Hopefully there will be some good negative news on it on the tele. Use that info with the EA and also them if there are any other properties

    Grow a pair.

    The housing market is on the verge of a giant crash, buyers are virtually non-existent and you have numerous economists warning about a collapse in prices about to happen - so much so that the banks are demanding bigger and bigger deposits before they offer a mortgage.

    Grow a pair! Tell them you original offer is your final offer and it will be off the table in 2 weeks. Did I tell you to grow a pair!?
