I think its tough, Basically when i lived (rented) in London i had to fork out 280pw for a 2 bed flat in NW2, on top i had bills and my monthly oyster card = £1600pcm appox. When i decided to buy i could not afford anything so had to move 20 miles north, I now have to commute and that costs around 90pw. Way i see it its tough for people living in London on HB. Like everyone else there should have to live where they can afford and i think its hard luck if payments dont cover rent, alternatively do what everyone else does and MOVE or get a better paid job. I would like to see the Government cut London rates in line with the rest of the country.0

From 1st April there will be a maximum weekly rate can not be more than
1 bed 250
2 bed 290
3 bed 350
4 or more bed 400
I would not like to work for Shelter charity in London over the next few weeks, going to be very busy.
Bad news for landlords in London as average rents will fall.
Good news if you own a !!!!!! flat that no one wants to rent even very cheaply. The next few months even these places will be able to find tenants.0 -
I think that the LHA for a lot of London is already at those Levels it looks like it is the better areas and people in large properties that will be effected the most.0

It doesn't matter. You will get what you would be entitled to. If you were eligible for a 4 bedroom place at £400 p/w but chose instead to rent a (very) spacious studio flat that cost £400 p/w then it would be paid in full.Whats the rate for a studio flat?:footie:

It would take a claimant living in a total bubble to be shocked at this letter, unaware of these proposed changes. Perhaps they were aware and was simply expecting the proposal to vanish or to continue but strangely they would be somehow exempt from it.
Many local authorities started to make contingency plans to deal with this once it was announced. They will be given extra funds to deal with this and the tenants, AFAIK, are affected from the anniversary of their current claim after this deadline so it will be staggered.
According to this article,
"Coalition ministers insist that, while tackling abuse at the top end of the scale, their proposals will not cause the feared ‘social cleansing’.
Figures seen by the Mail show that 96 per cent of 642,200 claimants whose handouts will be reduced will face rent shortfalls of £20 a week or less, and 79 per cent of £10 or less.
The Government expects the vast majority of landlords to cover the shortfall by making a small cut in their rents. "

How do you know about this letter? I haven't seen anyone mention it yet. I thought the caps weren't coming in until January 2012 now?0 -

Ha if you were telling the truth then all your tenants would move out.
If you told the truth then you would by now be getting red letters from the bank. You would be so desperate just to get anyone in there renting your property.
That is what is happening to so many landlords and they then get bad tenants who not only do not pay rent but take months and lots of court fees to get them out.
They invariably wreck the place when they do finally get kicked out.0 -
