  • I would reiterate what googler said.

    When I sold my house a professional photographer came round when I was out. The house had been deep cleaned before he arrived but he still cleared EVERYTHING out of the bathroom and almost everything from the kitchen surfaces before taking the pictures.

    It was worth it as the pictures were fantastic and really helped to sell the house.

    Photographers also seem to like having lights on in rooms when they take pictures, even on the sunniest of days.

    Thanks for the tips - one more question - do I set up the garden furniture?? We only have a yard but it's quite big! x

    Only if it doesn't get in the way of the photos - I've seen pictures where folk have a huge parasol opened out, and you can't really see the garden because of it......
  • I wouldnt lay the table, leave that to show homes. Just clear it and put a vase of flowers or something on it.

    As others suggested I would definately get the rooms 'vieiwng ready' and then go around and take your own photos ans see how they looks.
    Stupid things like wires dangling down the walls can really show up or a weed in the corner of the garden.

  • My tip, don't let the EA take the photos. It's probably the largest asset you will ever try to sell in your lifetime. Most EA's haven't got a clue about lighting and composition.

    Hire a local photographer who shoots interiors. A couple of hundred quid well spent in this buyers market.

    Proof every single image before they leave, dont be afraid to ask them to re-shoot, dont accept any shoddy photographs. There seems to be a correlation on rightmove house images the higher the asking price the shabbier the images.
