Advice needed

I am considering buying a new build that has an asking price of £153,000. i have just been reading a thread which talked of making a lower offer and getting extras.
I have bought and sold before but never a new build and stupidly thought the price was set in stone.
Any advice on pitching the price and what extras would be gratefully appreciated

  • Have a look at the resale prices in the area and work out how much you want to pay - then knock a bit off and make them an offer, there is usually room for manouver. good luck!

    We've just bought a new build. It was on for £245k. We accepted less for our place than we expected so we went back to the builder explaining this and he knocked £5k off so we got it for £240k.

    Not all builders will knock money off though. Depends on demand for the places you're looking at.

    There were numerous things included in our new house so you need to get a list. I'm not sure what you mean by extras - there should be a list of what's included and what's not. We had loads of extras, but they charged us for everything!!

    Also, we got a budget for our kitchen, fire and tiling although we paid extra to get a better kitchen (integrated dishwasher), better tiles etc. They also turfed the front and back lawn, which saved us a bit of money.

    Having bought new all I can say is establish exactly what's included in the price and what's not. You can then look at the asking price and what you might want to see included if they will not budge on price. Best of luck. :)
  • we have agreed extras such as tiling, carpets and 5% gifted deposit. good idea to check what is included in the price when making your offer as in our house there will be all white goods, and built in wardrobes so will save us a lot of money.
