I posted last week about my sister putting an offer in on a house, well the seller is now considering my sister's offer and another couple. The seller knows my sister can't see a mortgage advice until tomorrow although she has approval in principal. Anyway, the EA has called today and said the seller really likes both couples (as if that makes a difference!) and whoever can get a surveyor first can have the house. People keep changing the goal posts, it's obvious the other couple are going to be able to get one first because my sister hasn't even seen mortgage advisor yet.

If your sister intends having a structural survey she will have to arrange this separately from the mortgage valuation anyway. She could ring a private surveyor and get the survey booked today.

That's life. If you want something badly you either have to move quickly or blow them out of the water with a high offer.

Your sister should have seen mortgage advisor before making an offer on a house then she wouldn't be in this position. She can still ring and arrange a survey, she may even be able to arrange a mortgage over the phone.

Good luck. Its never easy. But if its a surveyor agree with silvercars advice, and even a mortgage valuation you can do if you are prepared to take the risk before mortgage is agreed.
She could offer a holding deposit to secure the house, if they will accept?
    Pawpurrs x ;)
