Tenancy Rights On Broken Kitchen Extractor Fans

Hi I have just moved and started paying rent on a new property and have found that the extractor fan in the kitchen does not work,

I was wondering if the landlord has a legal obligation to fix this as we have only just moved in to find that it does not work.

Also the rear windows to the flat have locks missing leaving the building insecure and leaves a fairly large gap that intruders could make an easy going at. Does the landlord have to provide a secure building in reference to locks on the windows?

    Do you mean the property is brand new or an old property new to you??

    What was on the inventory re. the extractor fan & window locks??

    In your shoes I'd write (keep copy)_ to Landlord&agent a polite, calm letter listing faults and inviting their proposals to fix them.

    Until you've done that & got a reply you don't know if you have a problem..
