Buyers Solicitor Query.

Good Morning,


After two failed attemps at selling my property which in both occasions was due to 'buyers remorse' , im now on my third attempt {fingers crossed}

This buyers solicitor has asked my solicitor this question,.... " has their been any difficulty in the past at obtaining buildings insurance at normal highstreet prices "

First time ive ever been asked this !

The buyers are investors who i assume will be buying the house, decorating it to their standard and then letting it out.

Also my solicitor has sent me the agreement for me to sign and the fittings and contents form which indicates whats been left in the house. Now i did tick originally that their was a small bathroom mirror and towel rail in the main bathroom , which has now been removed. Am i best letting my solicitor know this has been removed so the form is amended ?

    Nothing to worry about from your POV, unless of course you have had a loading on your premiums due to, say, underpinning. Alternatively, You may have high premiums due to the property's area but those would still be classed as normal high street prices.

    Yes, you should. The vendor may not have wanted them before, but if you leave them listed on the SPIF and they are not there, then the vendor will probably decide that these items were in fact a deal breaker;)

    No underpinning and there was never any issue with buildings and contents insurance. I think its maybe because the potential owners are buying to let ,and thus will want to insure it because of tennants.

    Im not savvy enough to know if you need special insurance over if your letting a property out !

    I will let my solicitors know about these two minor changes in fittings so that everything is transparant !

    Well? Yes or No? Sounds like no, so just say so!

    If you've removed items from the property on the F&F list, clearly those items need to be removed from the list before you sign it.
  • Im fully aware its not "my business" what they do with the property as long as they sign on the dotted line at the end of the day.
