conveyancing fees

I'm just organising a conveyancer for the sale of my existing property and buying a new property. I was quoted over the phone £325 +vat for each property plus dispersements. I asked what the dispersement were and was told in addition to stamp duty and land registry there would be a telegraphic transfer fee and bankruptcy search. I received the forms through the post today and in addition to this for the purchase was this:
environmental search £41.70
local search £150
drainage search £37
chancel repair indemnity insurance £10
land registry search fee £8
completion of SDLT form £75
legal fee for arranging chancel repair indemnity £20
online money laundering fee £10
plus a possible mortgage admin fee of £115
some of these fees are also subject to VAT.
Are these all normal???? Should I be questioning anything???

here are my conveyancing costs for comparison:
Solicitor's Fees 622.75
Searches 400.00
Land Registry 280.00
Money Transfer 29.38
I think my solicitor is perhaps slightly more expensive, but he is very thorough and responsive and for this I think he is worth the extra.
I've previously used:

Most solicitors will quote a fee to do the job and usually when its a low as £325 +vat for each property you can bet your life there will be a lot of "add ons" i.e. another fee to deal with the mortgage work, another fee if its leasehold, another fee if you want to complete less than 28 days from exchange ect - beware of this whenever you get a very low fee for the actual job
Standard disbursments that will be of course stamp duty and land registry fees, they will depend on the purchase price and are not something solicitors control
In addition I would expect
a telegraphic transfer fee - say £30
bankruptcy search £2 per name
Local Search approx £150 depends on the local authority
Water & Drainage search about £40 again depends on the water authority
SDLT return usually £50 plus VAT
environmental search £41.70 - is optional - up to you if you want it
chancel repair indemnity insurance £10 - same
land registry search fee £8 - required
legal fee for arranging chancel repair indemnity £20 - they are taking the pee there
online money laundering fee £10 - thats cos they can't be bothered to do the check themselves by getting your ID !
plus a possible mortgage admin fee of £115 - see above "add ons"
You are better of getting a quote that is say £750 that covers everything and get them to confirm the essential searches, Believe me your mortgage lender will only require the local and water

I was quoted over the phone £325 +vat you won't get a solicitor, or probably anyone qualified, so that will probably mean you will have errors made and difficulities when you move in/come to sell...but lets read on as I bet they add profit somewhere else for each property plus dispersements. I asked what the dispersement were and was told in addition to stamp duty and land registry there would be a telegraphic transfer fee and bankruptcy search. I received the forms through the post today and in addition to this for the purchase was this:

local search £150 cost price fine
drainage search £37 cost price fine
chancel repair indemnity insurance £10 cost price fine
land registry search fee £8 cost price fine
completion of SDLT form £75 oops, total profit as most lawyers do this as part of their fee...so their fee just goes from £325 to £400...lets read on
legal fee for arranging chancel repair indemnity £20 oops, ttal profit...their fee is now £420
online money laundering fee £10 fine, but you could just send them passport and utility, but you are choosin g a cheap law firm so they will lose it
plus a possible mortgage admin fee of £115 oops, again pure profit, so their fee is now £535
some of these fees are also subject to VAT.

good luck, and you won't get a solicitor, but for that price you should, as we offer qualified staff for that sort of feeMy posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
