Renewing my tenancy advice please

Hi
My tenancy is coming up for renewal.I previously paid 6 months rent upfront from my savings as at the time my husband was unemployed.
My husband has since started his own business in July this year and has work booked for the next 4 months.
I have received a letter today from the LL saying they are willing in principle to offer a further term of 6 months on the basis that we pay a further 6 month upfront or if I would like my tenancy to run periodically and be re-referenced.
As husband is now self employed and only has 2 months worth of books with accountants how likley if we are re-referenced we would be accepted.Savings are quite low at the moment due to starting up the business so paying 6 months is going to be a struggle.

Did they take up references when you applied for the property initially? If your credit-records haven't deteriorated with additional applications for credit-cards or loans or defaults since then you should be fine choosing to go onto a periodic tenancy. They may not ask to see your husband's business records at all and I'm assuming that should they ask to see bank statements it should show additional funds being received since July in any case.0

Just let the tenancy run periodic (the agent can re-reference you if they like but there is no need for you to pay for this). You will only need to pay month by month. You will only have 2 months security of tenure though in reality LL's don't normally evict good Ts who pay the rent on time!0
