Advice please!! Building during exchange/completion

  • I agree with what's been said, but you also have to think about anything unforseen happening to them, maybe one of them dies or takes ill in between exchange and completion.

    God forbid but that's the reality of life and I have known it happen before and the surviving partner doesn't proceed.

    We bought a house that had been standing empty after the owner died, and we were allowed access to the house for electrical rewiring, cleaning and new carpets. But extensive building works does sound over the top.

    A significantly larger-than-usual deposit, a contract that sets out explicitly what building works they are allowed to do and who is responsible if it goes wrong (i.e. them and their insurance), and a letter from their insurers that says the insurers are aware of this arrangement and willing to provide cover in these circumstance would be the minimum you need to cover yourself in this situation. Anything less is unreasonable.

    I would not let them do building before completion, no way! When I sold my last house we allowed the purchasers to have a kitchen design team in as they wanted to remodel the kitchen, but refused to allow them to commence work until completion. There is reasonable and then there is taking the p*ss!! When I bought my current place, the owners allowed me to move into it before completion as otherwise I would have been tied to another 6 month lease-was very nice of them, but they didnt HAVE to allow me to move in.

    The dead dog story sprang to my mind too!! I think the moral of that story was don't do your buyer any favours and let them do anything to your property before completion or it WILL come back and bite you on the !!!.

    Needing to take it more off-topic, my sister complained as I read about the cillit-banged peg bag and the clingfilmed dog

    Our buyers want to carry out extensive building work on property before they move in ie between exchange and completion. We are in rented accommodation away from area so no problem to us but just feel a little uncomfortable. Solicitor says we will have deposit if sale does not complete. Any thoughts out there?

    they could pull out through choice or otherwise, and you'd be left with clean-up...even though you could forfeit their deposit.
