Kitchen Extractor

Hi

Our kitchen extractor fan broke (in canopy hood), and the letting agency are currently assessing whether they are going to fix this or not. Just wondered if it was law that the LL has to provide an adequate ventilation system in a kitchen area and that they are obliged to fix this?

On a similar note, there was a leak from the upstairs flat into our bathroom. The letting agency have stain blocked and repainted 90% of our ceiling where water leaked through, but have left a small part that they refuse to fix because "it's only a small part". Is there any health and safety issue here (e.g. risk of mould) that should compel them to complete their work?

    Do you have a window?


    Put issues in writing to ensure you don't get blamed for any patches on ceiling. Keep copies.

    As advised, take time/date-stamped photographs to prove how the agent's contractors left the painting so you can't be charged for making good when you vacate.

    In all communication with the landlord and their agent you should put everything IN WRITING and keep a copy for your own records.

    No offence, but are you sure this is a genuine extractor which vents to the outside of the building, and not a recirculating hood?

    Yes there are windows but they are tricky to open (you have to remove a bolt that acts as a window lock).

    Yes thanks, we have requested in writing that they fix the extractor fan and finish the bathroom repairs.

    Yes it does vent externally. Just wondered, what would be the use in one that just recirculated? Thanks

    No, I don't believe they are but check your rental agreement to see whether it's mentioned int here.. Now, if it was heating or hot-water that would be different. However, most sensible landlords would want their tenants to be happy in the property so they see continuity of rental-income and avoid voids and letting-agent charges to find new tenants every six months. In the great scheme of things an extractor isn't going to cost that much. Perhaps it needs a repair rather than a replacement; this could take longer to arrange than sourcing a new one.

    In theory it removes the smell and grease with charcoal filters. Doesn't get rid of the steam though.

    In practice it's about as much use as a chocolate fireguard in a foundry.
    A kind word lasts a minute, a skelped erse is sair for a day.
