boarding out a loft for playroom use

We're thinking about doing that with our loft. As I understand, you can board it out for playroom/storage use without needed building regs or planning permission. However, when you come to sell, you can't market it as a room and it can only be described as a boarded out loft.
If you fit a window or want to make it a proper 'room' you will need the official stuff. Then if you decide to sell you can sell the house and call it a room.
Just my understanding, so feel free to correct me!Here I go again on my own....0 -
I have just had a quote for £23K for proper loft conversion and we are also in N.E. This will be 2 rooms and a bathroom though with all the plumbing etc. and proper stairs. The space is about 30 x 15.
