On average how long to sell??

I put my house up for sale about 10 days ago and have had one person to view - I think I am more disapponted as i did sell it last March but the property I was buying fell through. Last year it sold within 3 days of going on the market and the phone never stopped ringing. It has gone up for a higher price this time but i am worried it may be too high!

I was just wondering how long it has taken fellow money savers to sell!!!

    You could call into local estate agents & look for under offer signs on properties similar price/type to yours, I have been doing that & stalking people in the estate agents to see which house details they pick up in which price range & area.

    We have been up for sale for 3 weeks, not much movement in this price range though (yet?)

    I put mines on market way back last May and let it run through till November, the first 2 weeks i never had anyone in viewing , then all of a sudden had 6 in the week, then again it would go quiet be4 it picked up again.

    If someone wants it they will buy it, i know it can be a strain so just hang in and soon someone someday will buy it.

    Maybe it is! Can I ask how much extra you are asking this time compared to last? Because house prices have not gone up that much over the last 10 months, well they haven't in the South East anyway. If you are up North then maybe the increase is understandable, as they are going up still over there I hear.

    The property market is much quieter now. Lack of first time buyers entering the market to get things moving, and speculation of a crash doesn't help either.

    To be honest I think the price increase if more than say 3% over last time it is too much.
    Prices in the South East are at about the price they were last April/May and demand is def. rising (especially for smaller houses). We have noticed a great deal more activity having just sold our house and in process of buying another. Houses are going for around the asking price (after being outbid on 3 properties and offering only 3or 4k less on each).

    My suggestion is you get another couple of estate agents to value your property as maybe it is too high.

    BTW our property was put on the market last August and we had a firm offer in January .... we also dropped the price in this time by £10k (so in our case this was about 7%)

    The property market has been very slow over the last few months.

    A good friend of mine works for an estate agents in Suffolk and she said that in the last week or so it's picked up a lot and they're suddenly really busy - same true here in Kent as I do a lot of work for surveyors and they're all saying it's been quiet for property surveys.

    Seems to be picking up now though, so fingers crossed x

    The property is in the North West and last year it went on the market at overs over £95,000 and within three days I had an offer of £105,000! This time I had two estate agents value it at £115,000 and offers over £115,000 which is what it is on the market at.

    The house is that big but it is a lot bigger inside than it looks - and it is on a corner plot with quite a large garden! I am now a little concerned that none of this is mentioned on the details and wonder if I should pop into the Estate Agents. I wasn/t too concerned at first as it sold so quickly last time!

    At the peak of the housing boom last spring, houses were taking, on average, 53 days from going on to the market to getting an agreed offer; today, that period is 87 days.

    How long is a piece of string? make sure your home is always clean and tidy as I'm sure it is and ready for each viewings, its easy to get down hearted and let views slide. there is no specified time each area is different and each part of town, spring always brings a surge in house hunters people getting married etc....
    here in the midlands 6 weeks is the average if thats any help.
    make sure you keep onto the agent to display yours in the window , perhaps make it property of the week etc, keep asking how many viewings they have lined up for you, ask for any feed back from the prospects that have viewed your home just in case there is an unforseen problem.
    last resort change to another agent.

    Our house has been on for 4 weeks and not a sausage.

    Some people that were on the mailing list had driven round to take a look and just gone off again. We assume thats why the cars have been coming to the end of the road and turning around outside the house anyway.

    No viewings at all.

    I spok to the estate agent last week and he said he hasn't had many people through his doors all of January.

    Should start to pick up soon though.

    Its all very regional at the moment. Our estate agents had the opposite - very busy since the new year (the ones we used have said they valued more houses and sold more houses in January than September to December last year added together!).

    We had a number of no shows as well - but watched the people drive up look at the outside and area around and drive off! I guess it didn't match watch they wanted - pictures on brochures can be deceptive and first impressions count - outside is very important - not just you own house but the neighbours too!
