Could we rent put our property up for rent as well as for sale?

  • As someone who's rented for years - I wouldn't be looking at a house that was also for sale to rent.. I wouldn't trust that the landlord wouldn't be bullying for endless viewings, and I wouldn't trust being out on my ear at the drop of a hat. The place we're currently renting was put up for rental when he couldn't sell it - but he took if OFF the sale market when the rental was confirmed.

    We've also recently been looking to buy - looked at one house that is currently being rented and it put me right off to be honest. The atmosphere viewing was dreadful, and I didn't get the impression the tenants were wanting to go anywhere or been given any notice to quit yet either - so I know how badly that could drag on if they refused to leave, plus morally - I didn't want to be responsible for them having to find somewhere else to live when the rental market's imploded around here (especially not with a cat - yes, I'm a sucker but I know how hard it is to find rental places that allow a moggie)... we walked away from that one.

    Again from a tenants point of view I would not rent a house thats also for sale. I have been looking for somewhere to live for months and every house we have looked at has also had a for sale sign on it except one. The frustrating thing is the letting agents often do not tell you it is up for sale as well as rent and even when I started asking I would get told no to find a big for sale sign infront of the house.

    One house we actually put the deposit in and paid for our credit checks to then be told 3 weeks later that actually the owner has now decided to put the house on the market and we nearly lost all our money as we pulled out. Due to the fact they changed the goal posts we managed to get all deposits and fees back but its really frustrating.

    I do think you will struggle to find someone to rent when your house is on the market unless you offered a very reduced rate of rent and even then it will be tough.

    I will repeat aspects of what others have said..... I needed to rent after I sold my property and found somewhere on the market but also being offered for sale. I only agreed to rent if it was taken off the market which it was. I also wanted the option of long term so the LL had to sufficiently reassure me he wouldn't try to sell from under my feet, no guarentees but so far so good.

    Have you ever considered lying about where you live to get your children into that special school? Loads of people do it. :rotfl:

    I would not recommend it as these guy at the council love jobs like this not much work involved with this assignement.:eek:

    Try and get a good tenant with lots of references and also get insurance for the letting as well. Check all the health and safety aspects like the boiler and fire alarms as well.

    You will probably get a good tenant that will not give you many problems.
