ARE WE A SEMI? Property descriptions

We've currently got our house on the market. The property descriptions with the agent are for an end terrace. We are in a row of 4 houses & are on the end (hence end terrace) BUT the land registry have us registered as a semi & the papers we have from when we bought have the property listed as a semi? So what do we advertise the property as???? A semi (which technically we are as were only joined to another property on one side) or a terraced (also technically correct because we're on the end of a row of 4 houses). According to the land registry on our block of houses there are 2 semi's for the ones on either end & 2 terrace for the ones in between.

If it was a semi, there wouldn't be any end-of-terrace houses. Technically, either description is correct but semi implies one of two (half).
Similarly, a bungalow could be described as a ground floor flat - and vice versa. Where would it end?

Yes some property descriptions are very doubtful.
We went to see a 4 bed semi, but it was joined one side by another 4 bed semi, then on the other side it was joined by a garage to another 2 houses.
We went to see it as we wanted to extend over the garage but cannot do that as it is touching the other house,so therefore I don't think it is a semi,it is in fact a terraced house.
At least your house is on the end so it could be called a semi.0 -
Hi sick of debt. We're on end of terraced houses. Same as you.
We're always classed as 'end of terrace' except when I ring around for insurance quotes and some insurers say in their eyes we're semi detached!
Check your council tax banding in case you're charged as semi and not end of terrace. Might be a difference. (to your advantage).

From my days in Town Planning, we would class these as end of terraces for planning purposes; semi-detached relates to only two adjoining houses.
So I would advertise it as an end of terrace.(AKA HRH_MUngo)

Imagine someone holding forth on biology whose only knowledge of the subject is the Book of British Birds, and you have a rough idea of what it feels like to read Richard Dawkins on theology: Terry Eagleton0 -
But on the other hand, it is semi-detached, as it's only attached at one end.
There are no hard and fast rules really.
Quasi-semis IIRC were those nasty one bed houses they built in a square of four.
Our house is a link-detached. Is it a semi, or is it detached??? We're linked to next door by our garage and their garage...British Ex-pat in British Columbia!0 -
In my road the houses run in rows of 4 & 6, all the end house are marketed as end terrrace. When you think about it, it does make perfect sense as the middle houses are terraced & the terrace does have to have ends at each side of it.
In London & the SE a house attatched to just one other is called a semi, any more houses involved & they are defintitely terraces, with end of terraced at each end.
I'd think an ea was having a laugh if he advertised an eot as a semi. The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
Perhaps my daughter's flat is a 1st Floor Bungalow.
Semi means half. If I was looking for a semi, I'd be pretty miffed if the EA sent me to look at end of terrace houses.

I live in the end house of a 4 house terrace. I consider it "end of terrace" but the insurance co's say it's a semi.
The definition of "semi-" is "half" OR "partial".
Well, my house is half-detached (only one side connects to another house).
Therefore, by definition, an "end of terraced" is semi-detached (or partially-detached or half-detached).
In reality, it could be a case by case basis. I have friends with "end of terraces" that look like terraced houses, and have none of the benefits of a partially-detached house (i.e a garden on 3 sides of the house).
My "end of terrace" has a garden on 3 sides, just like a semi-detached house.
Just my 2pence worth!!0 -
Smart road near us with terraced houses all described as linked-detached. OK it is the garage that links them, but also the room behind the garage and the two rooms upstairs!
According to land registry, my house is a semi - interesting as I can walk all the way around my boundary. The house is detached and always has been.
