Scottish Home Buyer's Survey or whatever it called!

Hello
Does anyone know how long the survey is valid for in the Home Buyer's Pack or whatever they call it these days? I am possibly looking to sell and wondered how long the survey will last for in case can't sell straightaway and need to pull off market til next year or something.

When you put your house back on the market it can't be more than 12 weeks old....
If your house doesn't sell but you leave it on the market then it doesn't become invalid but may require some updating at a later date if it doesn't sell for a really long time...0 -

Scotland looks set for another fall so don't know whether to get in now to try and sell. Bad time of year though. Mind you, it's all a bad time of year right now. Thinking of shipping out down under. This place is getting depressing.

Depends where you are in Scotland and what stage of the chain you are at...FTB seem to be thin on the ground due to the lack of lending so flats are moving slowly.
I think we paid £250 odd but the company were a national one and they were useless especially when it came to local knowledge. I posted about them on here and they even registered on this site to post in repsonse to me...:eek: needless to say I think another time we would just pay the extra for the less hassle.
Wouldn't we all love to move abroad, the weather alone is enough of a reason to go...;)0 -

There's no limit on the validity of the Home Report according to legislation, as long as your home is continuously marketed, however - if you do accept an offer after being on the market for more than 12 weeks, some buyer's solicitors and some lenders may ask for the valuation in the HR to be re-assessed by the same surveyor prior to concluding missives.
If you don't sell at first, why would you want to take your house off the market? The perfect buyer for your home may start looking a week after you take yours off the market, and therefore buy someone else's rather than yours....... keep yours on to maximise its exposure.
The information in the HR cannot be more than 12 weeks old at the point you bring your property to market, therefore - you can't have it on market, remove it for more than 12 weeks, then come back to market with the same HR - you need a new HR at this point.
