FTB - how to proceed to get the house we want

Evening all,

We are FTBs and think we might have found 'the' property. However, there are a few questions etc that we could dowith some help or advice with . . .

1) The property is on at £190K, i have checked and thecurrent owners bought the property for this price in mid 2007- are they being realistic asking the same when the market is suffering? Speaking to the vendor, the only real work they have done has been to give the place a lick of paint.

2) we love the property, however, it is top end of our budget - can anyone suggest a starter offer / top price? Spoke to vendor when they showed us round - they have found the place they want to move to which becomes empty v soon and has no chain.

3) There is another property, very similar, for sale on the same road - exactly the same price - we intend to view this one also but looking at location on the street we are not as keen on it - any ideas how we can use this to our advantage without pushing it too far to try and get the price down on our favourite a few doors up?

    Unless the other property has some extras that the one you want doesn't then not sure how you can use it to your advantage. My advice would be to hold fire but ask to be kept in the loop regarding any offers made. If they haven't had any offers in two weeks time then you'll be in a stronger position. Could try 175k then. Make sure they know your FTB and get a mortgage in principle in place.
  • But wouldn't that potentially put is into a bidding war with other interested parties . . . .
