solciitor has sent a plan of the property but it isnt a land registry entry!

hello
we are buying a house that originally had a garage. the owner tore down the garage and built a house next door and divided up the garden. when the land registry plan arrived on day 1 it shwed we were buying the whole large plot. we let the solicitor know the plan wasnt up to date and today, a month later, they have sent me an outline plan designed by the architect, not the official land registry plan.
is this ok?
am i assuming that the land will be properly divided up on sale as i can only think the land is mortgaged and he is unable to divide the land until the mortgage is redeemable.
any thoughts?

Sounds like if you'd kept quiet you could have bought both houses for the price you'd agreed for one!
Are you acting for yourself or are you using a solicitor/conveyancer? If the former, sounds like you are out of your depth and need to re-consider. If the latter, ask and be guided by the expert you are employing!0 -
If you are buying part of a registered title the seller will have to produce a plan in a format acceptable to the Land Registry to show the part being sold/purchased. Until the transaction is completed the Land Registry don't know about it. They don't produce new title plans for areas of land to be carved out of existing titles before they are sold.RICHARD WEBSTER
