FTB. Are the seller and estate agent taking the micheal??

Whatever makes you presume the sellers are trying to take advantage of you because you're a FTB? THEY didn't know a FTB would be knocking on the door when they put their property on the market! You're imagining things.
I think it's pretty presumptious of you to blatantly PRESUME the sellers deliberately painted over the the rot and mould in order to pass them off as A1 condition. Incidentally, it's nigh impossible to paint over mould. And even if you could, it would look all lumpy and uneven! Besides which, no decorator would do that - they would rub down and prepare the window frames before painting - and idiot will tell you that! And how do you know they didn't have them painted a few years back? You're presuming everything!
How big is this property? You are a FTB, so I'm assuming (maybe wrong) that it's small. And you're saying you had a quote of £9k to replace windows? Sounds like someone's telling porkies...............
So tell us - how many windows does this place have, and let us have a link!

IF this a true story, then the buyer obviously showed the surveyor's report to the Ea - who subsequently showed it to the seller.0

Not much use to you but we had our potential buyers survey done today and i was itching to ask him about it
If you're serious about the house then maybe submit a revised lower offer and see what they say. Did you pay the asking price or significantly less?:silenced:0 -
When I put offers I will state "subject to satisfactory survey, bla bla bla", because if sth comes worng, or price is too high, no way I will get tied in0

The house is a 3 bed semi-detached with two large bay windows - the quote was for like for like replacement i.e. hardwood don't want upvc wouldn't of made an offer but yes that would have been cheaper. - Not putting a link up.
I mainly came on here to ask about the sellers position regards him saying the survey value meant the house was correctly priced even with rotten windows. didn't really expect responses like yours.0 -

So the vendor doesn't want to negotiate on price - he doesn't have to.
Even if the survey said the property was worth £9k less the vendors don't have to reduce their price. All they have done is put the ball back into your court.
So either pay the full amount or be firm and tell them what you do want and be prepared to walk away if you don't get it.
They aren't negotiating because they don't feel they have to. At the moment, you aren't giving them any signs that this is a deal-breaker for you.0 -

The whole place has just been decorated still smells of wet paint - the seller himself said he has just finished doing everything including painting the windows. When I poked the corner of one window (after the survey) a piece of rotten wet wood fell away. Also the survey said the same thing - poor preparation, improper repair etc... Not sure what other conclusions I could have drawn here?

How is it 'taking advantage' when the surveyor's value of the property (as it is - windows and all!) is the same as your offer? Explain, please.
And you tourself have admitted the surveyor's report has valued it at said price - with windows as they are1 So maybe you're getting a bargain! Maybe they dropped the asking price in view of the the rotten windows? If the paint was still wet - possibly WEEKS after you viewed and the surveyor came round, too -it sounds like the buyer didn't paint paint them at all. Paint doesn't take WEEKS to dry!
If you're so flamed up over this property why won't you put a link up? Some people would think you were making the whole story up!0
