Any self employed people out there renting?

What did you use for employment references, and did you pay rent in advance?

I'm an EA doing sales and lettings and for self employed people we usually get a reference from the accountant, with 6 months of previous accounts to prove income. If you do your own accounts, 6 months of bank statements. Payment in advance negates any need for the proof of income as it's obviously already in the bank. The other references we ask for are previous landlord ones if people have rented before, if not then we just ask the landlord if they are happy to accept without references.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0

Oh thank you. So, we could get a fab reference from our landlord now (although may be a bit cheesed off we are leaving lol) and then provide accounts details etc. We are also happy to pay 6 months in advance anyway. That's a bit better news!!! x

Yep no problem whatsoever! I have a small retail business. Only had 2 years' business records at the time, but EA/LL seemed happy with references from my bank and my accountant. Didn't need any personal references.
Your previous LL is a good thought; if you're a freelancer you could also ask your agent or one of your regular clients.
ETA, avoid paying 6 months' rent in advance if you can at all help it. There are so many reasons why this is a bad idea.0
