Home Buyers Survey results, how much to fix?

Just got my home buyers survey these are top items :

This is for a Mid terrace 3 bed house, built around 1880-1900.

We are first time buyers and my current DIY skills extend to wielding a hammer, so just need an opinion on how serious each point is and finger in the air cost

Roof :
The roof is formed with timber rafters and purlins supporting the coverings. Limited additional strutting support has been provided to the rear purlin. However the roof structure undulates and roof timbers need better restraint and strengthening to stop any further possible deflection.
This investigation should be undertaken by an appropriately qualified person or specialist company before you exchange contracts so that you are fully aware of the condition of the property before you commit to its purchase. The roof timbers adjacent to the chimney stack and ridge are rotted and stained and timbers should be repaired or replaced as found necessary. As this could be caused by rainwater bypassing the roof coverings, these and any adjacent flashings should be checked for disrepair. This investigation should be undertaken by an appropriately qualified person or specialist company before you exchange contracts so that you are fully aware of the condition of the property before you commit to its purchase. Insulation and ventilation The insulation to the tanks is inadequate and requires early attention to help prevent possible freezing and burst pipes. Ventilation within the roof space should be improved by adding vents in the eaves and roof slope to reduce the risk of condensation and damp. Condition rating 3

Other level 2 items included fixing broken roof tiles, flushing around chimney stack and that the guttering was sufficient for the roof size.

There's no function fire in the property, would it make sense to remove the whole chimney if were getting the roof done? Then in a few years think about removing the chimney breasts to gain some space?

Stairs :
The staircase was fully carpeted which restricted our inspection, but we noted that it creaked excessively and treads and supporting timbers will need attention. Several balusters (the vertical supports to the handrail) are loose and these should be re fixed.
It should be noted that older properties such as this one, are very susceptible to insect attack and infestation may well be discovered when the property is completely emptied. As much of the property was covered up and costs for treatment could be high, it would be prudent to instruct a timber specialist to inspect all timbers and quote for any necessary treatment. A list of approved

Electricity :

Normal note about not enough points, some sockets need repair and no test cert only part that worries me :
Some of the cabling is underneath the insulation in the roof space and this could result in overheating and deterioration. The cabling therefore must be relocated above the insulation layer.

Gas :
The gas installation appears not to have been tested recently and therefore the system should inspected by a Gas Safe registered engineer (https://www.gassaferegister.co.uk/) before exchange of contracts.

and ..
We found some leaking radiator valves, The central heating pipes are partly concealed within the construction and repairs may be difficult should leakages occur. Whilst we found no obvious signs of such dampness, regular checks of the pipe work should be made. The feed tank in the roof space serves the central heating boiler.
