    The agents are a bit cheeky - if he does it again I'll mention it to the agency; but I let it go that time because I don't know if they had written and the letter just didn't get to us, as they've always let us know before, so I gave them the benefit of the doubt that time.

    I was a bit embarassed at the time I must admit; normally I'm really tidy :)

    Does this mean he had let himself in while you were out? If you are not comfortable with this you are perfectly within your rights to tell them never to do this.

    So long as you are doing nothing illegal or immoral or anything that will cause a deterioration of the property then how you live for the duration of your tenancy is nothing to do with the LA/LL.

    Tell the LA, in writing, that any future "inspection" visits have to be specifically confirmed/agreed by you, rather than them taking it for granted that they may let themselves in in your absence.

    Last inspection we had (we're subjected to them every 4 months and they heavily try to bully us into agreeing they can do them without us present - which I always refuse and request to be scheduled when I'm present - mainly because I don't trust my escape-artist cat, whom is fully declared and allowed in the tenancy so it's not as if I'm hiding her - you couldn't with the way she snores!) they huffed and puffed and complained about the fact I had 9 packets of KS2 SATs papers on the floor in the lounge which I was in the process of completing a marking contract on.

    Like duh boys - this is how we pay the rent, and you get your monthly pound of flesh out of it. Was the final straw with us getting the hell out of the rented sector as soon as possible - I'm not going to sit in a showhome, the house is clean and tidy - but yes, for three weeks in the summer, there are test papers all over the shop until they're marked and bagged to go back to schools - it's one way I earn my crust!

    Previous letting agents were meant to do 6 monthly inspections - in reality we saw them about once every couple of years when they remembered they were meant to be doing them! (But the LL was regularly around doing maintenance work on the blocks of flats so knew the place was in decent nick anyway) This lot of clowns come round 4 months on the dot - and I'm a good tenant - I flag up potential long-term issues, not for my own gain (like I say - we're planning on getting out within the next few months anyway), but to protect the LL's investment - yet I got blasted for a few piles of test papers lying around... stuff that for a game of cricket - it completely removed goodwill from the equation.

    It's standard phraseology referring to a T being convicted of certain behaviour. See Schedule 2 of the HA1988 - discretionary grounds for repossession of the property:
    Ground 14

    The tenant or any other person residing in the dwelling-house has been guilty of conduct which is a nuisance or annoyance to adjoining occupiers, or has been convicted of using the dwelling-house or allowing the dwelling-house to be used for immoral or illegal purposes.

    Hence the same phrase will often appear in a tenancy agreement.:)

    You don't have to tolerate that sort of carp from an LA.

    Many of them are uneducated, untrained, unqualified and like to think they wield some sort of extra special power, strutting into properties with a clipboard under their polyester clad arm

    Next time they come, insist they remove their shoes, on the grounds that you like to keep your desk (ie the floor/carpet ) clean ;)

    They just check the general condition of our rooms and garden for maintenance issues, rather than anything minor (like war and tear)
