Problematic landlord

Hi
I wonder if somebody can help. We moved into a rented property last july and have had problem after problem since we moved in. the landlord doesnt fix anything. we still have things outstanding since xmas. we have trails of emails where we have requested stuff to be done and it never gets done. there are broken toilet seats (presenting a real problem for a potty training 2 year old), doors where locks have had to be removed because they dont work, oven door keeps falling off and despite the oven company saying oven is too old for repair, landlord refuses to replace just sends round a welder to weld it back on. this has happened twice. he accused me of mailiciously damaging the oven just to get a new one!. the outside lights dont work. the house has dodgey electrics, the downlighters go every other week. it has been expensive to replace. the front door sticks, there are rotten floor boards. the garage door which was electronic doesnt work now so our things are inside arent secure. the house was a tip when we first moved in but we have treated it like our own home. it is immaculate. despite this the landlord treats us very badly. he refuses to deal with me because he doesnt like dealing with women. the gas safety certificate hasnt been done. because he refuses to deal with me, he has contacted my partner who is so busy working he forgot to tell me. so there was one time when an engineer was supposed to come but i wasnt here. the landlord will say he has made every attempt to get the safety certificate done which isnt really true. we stupidly renewed the contract with a 6 month break in july but have just had enough of him and the whole situation. is the above enough to give him 2 months notice and tell him he is in breach of contract?.

No, it isn't. You're committed until the break-clause. The repairing issues are completely separate and your opportunity to get the repairs addressed should have been when you were negotiating the new contract.0

No.
Go to the private rental sector of your council re the gas certificate.
Stop emailing and put everything in writing to the LL in future.
Read Shelter's section on getting repairs done here.
You cannot walk away from a contract though.0
