Landlords Maintenance Responsibilities ?

Hi,
I rent a house through a letting agent. The 6 monthly check was carried out a month ago where I pointed out two issues, the electric shower was failing, the rear patio slabs are sinking due subsidedence. I'm not really too bothered about the slabs.
Two separate contractors visited within a few days. A new shower unit was reccommended as the cheapest option, the stones, well that's a bigger issue and could be very costly to the owner.
It's now four weeks since the letting agent was advised of the need to replace the shower, but nothing yet has been resolved as they say they are waiting for the landlord to decide.
How long is considered a reasonable timeframe to wait for for repairs etc ?

I rented through an agent once and had a total nightmare getting anything done at all, the place was a dive.
Here I rent direct from my landlord, something breaks and I text him and tell him it's broken, either he comes out himself and has a look or passes my details straight on to the relevant tradespeople. Usually the local plumber/gas man because the plumbing and heating in this house breaks in one way or another every year without fail
point is, everything is done quickly and with no hassle.
Letting agents are bad news imo.Mum of several with a twisted sense of humour and a laundry obsession

Letting Agents can be bad news but often the delay in getting repairs done is down to the landlord not being willing to approve the expenditure. Not all landlords actually have a full repairing contract with the agents, all the agents do in that case is act as a conduit for the information between the LL and the tenant.
OP: do you know what the estimated cost for this shower-replacement was? If it isn't a huge sum, in the interests of good T & LL relations, you might want to consider suggesting to your LL that you might be willing to split the cost or make a contribution towards it.0 -
