Im currently got a buyer for my house and had an offer accepted on a house i want to buy.
The house im buying has had a decent survey done on it with another potential buyer (which fell through) and the seller tells us there where three things which where flagged up. None where serious and i had no problem with them,nor would the lender.
So the question is what level of survey do i now opt for?
Valuation only
Homebuyers report
Full Structural survey
The house is about 50 yrs old and been fully redeveloped
Any thoughts?

If you can get a copy of the previous survey I would just go for the valuation. If not I've always gone for the home buyer report. Gives you a full breakdown of anything wrong, including a dripping tap in one report I had done.

hmmmm maybe for £300 difference i should get the homebuyer report.
Does it take any longer to look to complete by getting this instead of the valuation?0 -
I didn't find it took any longer. Surveyor spends longer at the property and will take the person typing it up longer but for peace of mind I went for it.
I was told a valuation report is more for the mortgage lenders benefit knowing the property is worth what they are letting you borrow and just points out major faults whereas the homebuyer report is more for the benefit of the buyer.MFW predicted end date: was 6.1.2026, now 3.3.20190 -
My HB survey was done on Tuesday. Valuation report obviously went straight to BS as mortgage offer was issued yesterday but I am still waiting for the HB report. Apparently the lady is still typing it.....
I don't mind now that I have the mortgage offer.0 -
I was told by the surveyor that a full structural survey shouldn't be needed unless you are buying an old property - he would have made more money out of it so I took his advice. Just had a homebuyers done and there are just a few minor things showing up, none of which would cost any significant amount to be fixed, worst being that the chimney needs repointing. Its given us peace of mind and its not put us too much out of pocket.
Flaming BS valuation cost as much as the homebuyers we had done elsewhere!The best things in life are NOT free - but they sure are cheaper with MSE!:j0 -
i had a homebuyers also - i was quietly impressed actually, quite thorough, property was not too old so did not bother with the full structural. i have never had a full structural done, so find it hard to make a comparison between the two regards to particular details etc.BLOODBATH IN THE EVENING THEN? :shocked: OR PERHAPS THE AFTERNOON? OR THE MORNING? OH, FORGET THIS MALARKEY!

We had a simple valuation done. It cost £550 and took him 15 minutes at most. The value of the flat rests on whether there is a roof terrace built outside or not. Mr Valuer sent from the mortgage lender arrived in a smart suit and refused to climb through the window to have a look at the proposed terrace, despite our telling them beforehand and on site to do just that as it was the crucial factor in the valuation.
ie total rip-off and useless to us. I don't think if we'd paid more for a homebuyer's report that Mr Smart suit would have deigned to get some dust on his butt anyhow. Obviously other posters have had more positive results.0
