    Apologies for going off topic, but I'm becoming very cheesed off with Doctor Gloomy keep accusing me (and thermidor - who I KNOW is not PP) of being PP!

    Me thinks Gloomy has a crush on PP. That's what the problem with him is!

    Back to topic now...........I agree with what most posters have said.......just act natural and friendly without being pushy.

    Chambta, when getting feedback from viewers, could you ask your agent to ask them how your place compares to other places they've seen in the same area? Or in the same price range?

    You could even ask your agent to show you around similarly priced properties so you could see how yours stood in the pecking order. It would be a bit time-consuming but knowledge is power.

    Great idea thanks. I know the lady at the agents quite well so I'm happy to say and ask anything. I'd be happy to look at similarly priced properties with the same agent for comparison purposes but not if they're lived in as I wouldn't want to inconvenience the homeowner.

    Don't feel deflated - for someone who has only just put their property on the market it would be very unusual for the very first viewers to put in an offer. It can happen - but it's rare.

    Don't forget, there are many people out there who are time-wasters, or who expect palaces for peanuts. The time-wasters will always come up with odd excuses as to why the property didn't suit them, rather than be upfront and just say it wasn't their cup of tea.

    It's VERY early days - far too soon to start fretting.

    Do you have a link to it on Rightmove? People on here love to give their own personal views on properties for sale.........and some of them make very valid comments.

    Oh, and ignore Dr Gloom - he/she is a troll who hates home-owners, and likes to stalk members of this forum. They should be banned, as they're very destructive to threads and steer them off course - deliberately.

    Sometimes 'it just wasn't right for us' will suffice - what is there to like or dislike about a utility room...? It's one of the few spaces where function overrules form, sounds a bit like an excuse so definitely don't take it personally.

  • She also told me to buy enormous vases and fill them with fake flowers and branch arrangements, because people would notice them and not the tatty floors. It did the trick so I've never begrudged her one penny.:D

    Hee hee, since our house has gone back on the market we've always made sure there is fresh flowers around the house (we call them the lucky flowers) every time got a second viewing! Bargain £2 from Asda!

    Funny thing really, we were looking for quite a lot, on a low budget, and had a very specific idea of what we wanted, we looked at lots of places that turned out not to offer what we wanted, and were told more than once we were expecting too much for the money we had. but we found a place we were more than happy with and at the right price.

    Show them around and then leave them to it. Don't sit, as a family, watching Eastenders in the sitting room, preventing them from looking around properly. They want to look at your house, check corners for cracks, windowsills for rot etc. I'm not going to be mega nosy, but I might want to look in the cupboard under the stairs to see how big it actually is.

    Be flexible with viewings. I've just called up to arrange a viewing for a property to be told that the vendor can see us in two weeks time.

    Personally as a buyer I would prefer the EA to be there as well as the seller.

    We have just bought our first home and the 3 viewings were with just the seller who was most charming chatty and friendly.

    Unfortunately he turned into a scumbag and liar once the exchange had gone through and many of the items which he stated (on all 3 occasions) were included in the sale were removed before completion.

    We now have the 'his word against ours' scenario.

    We're going to try the small claims court as we now have 2 other people who he told the items were included and hopefully this may stand up in a court of law. :question:
    Life is a rollercoaster.....ya just gotta ride it:whistle:
