    In reply to your headline, why not look at the data.
    I understand that Scottish house prices did not inflate as fast as the rest of the UK.
    This meant that the same correction was not required.

    As shown on the other thread, house prices have broadly stagnated in the last three years as opposed to the crash / recovery seen accross the UK as an average.

    i don't know where i'd find long-term data for scotland but hamish's favourite registers of scotland website shows a 90pc rise from Q1 03/04 to peak in 07/08. that's exactly double the England & Wales over the same period based on land registr.

    people can say what they like about the scots, but based on these figures it seems that in the early part of the 21st C they love[d] their pwoperdee every bit as much as the rest of the western world. possibly cottoning on a little late [as one might tend to expect all things considered], but exactly the same deal.

    My brother lives just outside Glasgow. He & his partner nearly parted with £290,000 in 2007 to buy a four bedroom detached new build. The very same house went on the market in March this year for offers over £210,000. The estate agent says the owner is looking for approx £250,000. It's had one viewer since March.

    I don't understand these studies which indicate Scottish house prices are on the up.

    Bro says the housing market up there is dead slow to stop. Thank heavens they didn't buy then.

    It's really quite simple.

    In Aberdeen for example, you can log onto any of the house price sites and look at the prices of individual houses that sold in 2007, then see the same houses selling again in 2010 for a higher price. Most of the ones that sold in both years are now selling for more. A few are selling for a tiny amount less.

    In most areas of Scotland, prices have risen strongly since the trough, and in some areas, decent houses are now selling for above the previous peak.

    The Glasgow market does not reflect most of Scotland.

    Glasgow prices have also risen since the bottom last year, but not by as much as most other areas.

    that's nonsense on many levels. Have you ever taken the time to look at how prices increased in the West End for example? 'Just outside' Glasgow could very well be Newton Mearns, Lenzie or even Thornton Hall (highest proportion of millionnaires in Scotland).

    Prices in many areas in Scotland are still incredibly overinflated - noticed a couple of sold signs recently but still a lot of stuff for sale and property bee is only showing decreases in asking prices in the areas I look at.

    Property Bee isn't representative, since it uses Rightmove listings, and Rightmove doesn't hold the majority of the market the way it does in E&W.

    Frankly, I think the only way to see what's really happening is to monitor what comes to market via the agents' own sites and various portals, then compare to the sold prices as they appear on zoopla, ourproperty, etc.
