advice on games that estate agents play please for ftb

Hi all, I am a ftb and viewed a house that we really liked, had a second viewing on the house and was quite positive, 20 mins after viewing the house with the EA he phoned me to say that friends of the vendors daughters had made a firm offer on the house, I had a feeling that he was lying so said they should take the offer as it was much more than we would offer, he then hesitated and said as we had viewed the house twice and seemed to like it the vendor wanted to give us the option of buying it. I know that a previous sale fell through apparently because the husband of the buyer became ill and couldn't continue with the purchase, in your opinion is this a game that EA play or am I just cynical, I look forward to hearing your views on this.

    I think with Estate Agents, who are there to act for themselves and the vendor and are not interested in you, it is best to be cynical. If I was in your position I would re-iterate my initial offer and tell them to sell to the friend of the daughter if that is the case.

    Hehe, I guessed it was - it's great when a typo comes out as a proper word but when it fits the context of the sentence as well, that's like hitting the jackpot ;-)

    Another trick they will try on you later, which they have tried on nearly everyone I've know, is if that if your offer is accepted and they are aware that you are in the process off buying they will try and rush you into completing. This is because they get their commission a few months after you complete and want the commission before a certain date.

    I suggest once your offer is accepted you and the vendor exchange phone numbers and agree time scales for completing as even though you aren't in a chain they probably are. Then if the EA rings you saying you need to complete within a week or the vendor is going to pull out, you can tell them to foxtrot oscar as you have agreed a timescale with the vendors.
    I'm not cynical I'm realistic :p

    I'd drop the offer price, just a tad too.. lol lol lol because all the Estate Agent has achieved, is to show the Seller up as DESPERATE for a sale. Foolish.

    Thanks Olly, will take note, it is good to have a heads up with EA's am researching like mad.
  • It may well be that the daughter introduced the buyer rather than the EA, so the EA is unlikely to be paid if the friend buys - so the EA will favour you as the buyer.
