  • I have moved on, but you still haven't explained what you meant by quoting toms remark? There's no point going back on threads pulling out quotes that you take as an anti broker stance and putting them on a new thread without actually then proving any point is there.

Anyway I've said what I wanted to say, and now I'm going to go and do some work, as I spend far to much time on this site and it's beginning to affect my business!

I have listened to Andrew's debate and we have capitulated, the whole purpose of debate.I never hold grudges, and what has gone is forgotten ,move on ,I thought you had, just remind Homer -j,he likes to run with the herd and consolidate an observation by other's.

Homer_J is a personal friend of mine, and I can tell you he is one of the most balanced, fair and responsible people you could ever wish to meet. I can also tell you that he doesn't run with the herd so to speak, as he is one of the quieter brokers on here who, keeps himself to himself and speaks his mind without fear of opposition.

Tom's not a personal friend - I've got to know him through his (mostly amusing) posts on this site - and he is not always pro broker - if he disagrees with something like most people he says so!

When you are in a forum and personal friends are posting ,it does create problems ,because observers see support and assume it is impartial

My phone bill is the lowest its been - and that includes providing an 0800 number, - as my outgoing calls are either re-routed or from inclusive minutes on a very cost effective tariff ( cashbacks .... all part of the money saving concept, albeit used long before I came here!) I use o2 contract for all those 0870 numbers to providers

cost savings can then be passed on.

I would be interested in more details about the 0800 number and the landline tarriff etc as my landline phone bill is ridiculously high at the moment.

I also use my mobile for calling 0870 numbers as I get 1000 inclusive minutes on a pretty good dual phone vodafone contract which also includes a separate sim for my 3g data card giving me mobile broadband at 1/2 meg on my laptop. Amazing what you can negotiate with mobile providers if you try. I have had contracts with them for over 5 years now and find them excellent.

We appear to agree,if the above procedure is your method of working, and you have no problem with people contacting other brokers .

Scary as it may seem Ken, yes we do appear to agree. AT LAST :j

No fee is charged unless the person wishes.I am sure that you can do no more.

Absolutely. Experience has taught me that you will always end up in any service industry giving an element of 'free' advice. It is rarely something that one can do anything about and is simply something that has to be accepted and budgeted for.

I have a business model and presentation style that works for me and has been very successful to date. I merely trust in the style of my presentation and the knowledge I can impart to the client. That said I do feel that not enough sharing of 'best practice' takes place in this industry. After all no-one has the monopoly on good ideas.

They will either use me or they wont. It's as simple as that. Let's be completely honest about it. In the majority of 'fee free' service industries such as mortgage broking where we are pretty much 'selling' the same service and goods, it is all about personalities and whether the client feels comfortable dealing with you as an adviser.

You could make the best presentation in the world but if the client simply 'doesn't like you' then they will not use you.

It is this area of uncertainty that causes me to have an issue with the suggestion of charging a 'retainer' fee non refundable should the client not proceed with an application through you. Could this not be perceived as somewhat draconian, penalising a client because they simply do not feel comfortable using you?

Yes I accept that it is very difficult to differentiate between those window shoppers and people intent on concluding business just through a different avenue however as none of us are blessed with the gift of hindsight I personally think that in a service industry it is something you will ineviatbly encounter from time to time.

After all, not everyone who walks into a shop buys a product.
