Fast Track Conveyancing

Any one know if anyone offers a fast track conveyancing service, and if it is really fast track.
Got a bolt from the blue from EA i am buying from saying that the vendors are unable to move out unitll late oct early nov due to the people they are buying from going on holiday. We had set a provisonal date for last week of Sept ages ago. Reason for the haste if I leave it until late oct early nov my buyer is going to pull out, and to make matters worse I'm struglling to find anywhere to rent short term (it took me 8 months selling)
looking at a couple of places with immidate vacant possesion at the week end as a fall back hence the need fro fast track conveyancing

I'm researching fast track conveyancing at the moment cos my partner is looking to sell quickly and she doesn't want to wait up to 12 weeks (which I think is a ridiculous timescale) So far I have found a few providers of fast track, and they seem to be legit, although I am now in the process of cotnacting them to see.

Don't really understand what is meant by 'fast track' anyway. Just get a solicitor who is prepared to guarantee they... work fast!0 -
Fast track conveyancing - they presumably charge more because they guarantee fast completion on a sale.
They do this by risking gaol by threatening to knee-cap the buyer's solicitors, the buyer and the buyer's mortgage broker if the deal is not completed quickly!
Seriously though, it takes two to make an agreement so if the other people in any chain are slow, running around like a headless chicken to do things very quickly may not make any difference. It is only any real use when all concerned are really co-operating to achieve things quickly and these days there is too much bureaucracy for that.RICHARD WEBSTER

There is no such thing as 'fast track conveyancing'. It might fool you to employ the services of whoever is saying it, but usually that means they are very average, or not at all legally trained, so AVOID.
As Richard Webster says below, if there is a chain involved, people move as quickly as their circumstances allow, not how quickly a headset waering school girl aged 'conveyancer' thinks they should.
But if you are buying a hosue and the seller does not live there or can move out as quicly as you want, then perfect. YOu just need an efficient conveyancer. How to choose:
1. make sure as a minimum you get a conveyancing Legal Executive or ideally a solicitor
2. if the firm have the Lexcel Kitemark then great, they are clearly wanting to make their Service first class, and you will benefit
3. make sure you get just the one person throughout
4. make sure you get their direct dial and personal email
5. do not let them fob you off to a website for updates
6. make sure the conveyancer is not the only one in the office or they could get overworked and not dedicate enough time to you
7. make sure they do not go home at 5pm, or close for lunch, or go early on a Friday
8. make sure they do just coonveyancing and are not taken out of the office for court work etc
